Road surfaces at IM Maryland and IM Chatt

Can anyone tell me what the roads are like at these two races? I'm trying to model them in BBS. Smooth, average, poor? The differences are several minutes between each category. From reading a few reports, I've heard that the first 12 miles at Chatt are pretty poor, then...?

Chattanooga has a few bumpy spots in the city. Once you get out of town the roads are not an issue. Its a very scenic, enjoyable bike course.

MD is perfect. Could not ask for smoother. (did 4:45 on 200w) it is also 1.5 miles short

Thanks. I think ~1% off of advertised distance falls into the category of acceptable margin of error for me.
