I posted a couple design ideas a couple days ago but here is a more detailed post. We need/want to add an extra bedroom upstairs. We have about 4-500 sq feet of space upstairs that is just an attic. We can’t build out in any direction due to setbacks.

There are several capes in the neighborhood that have done this. It’s not real pretty but it gets allows for 3 bedrooms upstairs instead of 2 and we would end up with 3 bedrooms in an office upstairs. Here is a neighborhood example:
Here are 3 design options the architect sketched up. Each will have the roof rebuilt and raised although this isn’t in the sketches. I’m not really sure why we need the roof raised since other examples in the neighborhood don’t have the roof raised but the architect said we don’t have enough height as is to pull this off. Does anyone have any input on the designs 1, 2, and 3? Total cost is 150-200k and they are all about the same cost. I know they aren’t the most architecturally beautiful but I think our options are pretty limited. We hired an architect who has done some great work around here so I trust them.
That’s how all the capes are in my neighborhood. Living room on one side when you enter (larger room) and the dining room and kitchen on the other side (narrower)

Someone said it in the other thread, I think, but how do you channel water run-off from the center roof section of design 2? Do you put a downspout vertically down the window? Even with design 3 and the photo you attached of the white house, the downspout looks like an afterthought
