Epoxy garage floor coatings

Is your garage floor epoxy coated?

Did you do it yourself? If not tell me about the install experience.

What did you pay? What has your experience been with durability?

I am contemplating this work but I have seen and heard some very mixed reviews.

I understand that prep is key but I am looking for input.

Thanks,

I too am interested in this thread. I won’t do the work myself so hoping to hear some good stories!

I used garage floor epoxy to paint the floor of my enclosed trailer. Lessons learned:

-Clean the floor well.
-I had to use a primer so the epoxy would stick to wood. Maybe not needed for a garage floor.
-Don’t spill gas on the epoxy.
-Toss speckled stuff on the epoxy while it’s still wet. This will make the surface less, I dunno, I’ll call it optically homogeneous. The flawless color of the floor shows every bit of dirt. Toss a bunch of speckles around and suddenly the dirt is invisible.
-Toss some sand on to the wet epoxy if you want some traction. Otherwise the finished effort will be slick.

Anything you want to know is on this website, the garage junkies version of ST.

That link takes you straight to the flooring forum; this link will take you to their forum homepage.

Short version is, the cheap stuff you can buy at Home Depot or Lowes is “you get what you pay for”. Prep (acid wash or diamond grinding) is key to getting a good long lasting result.

IÂ’ve had my garage floors expoxied and I really like them. I built a new garage and pool house a couple of years ago and had a company called Garage Solutions perform the floor prep and installation ($5.00/sf) and install new casework. I want everything behind a door. Very pleased with the ease of keeping the floor looking brand new.

Thank you.
That is a good site. I have been reading that page for a week or so.

I posted here because I am somewhat more familiar with the players here and I was hoping to get a different type of input than might typically come out of that site.

I used to sell them. Id recommend finding someone who grinds the floor rather than an acid wash to prepare it. Get some flake in there, it hides the dirt and provides traction.

If its cheap, you will probably be unhappy after a year or two.

^^^^ this. Big question is will you be parking a car in there. “Hot tire” will ruin the floor unless it’s done right

I actually asked some installers (four) about tire transfer. They all said it was a result of either poor installation or poor product (Usually water based Home Depot stuff).

I am looking at having a 600-800 sf garage coated. I am getting quotes for a “multi-coat” (primer, coating, flake and clear) ranging from 1900 to 2200.

What kind of prep is included in the quote?

We coated our deck with ToughFlex epoxy deck coating (I assume that a garage may or may not have a different specific product so…).

We did it ourselves and itÂ’s totally doable.

Keep in mind that we already had all the tools to do it. If you have to buy or even rent tools to do it right on top of purchasing an expensive product it might be more cost effective to just have a pro do it.

Now maybe itÂ’s because of where I live but your $2,200 estimate is *really really *cheap.

Maybe garage flooring is just way cheaper than deck coatings?

Anyway, itÂ’s easy to do if you have the right tools.

Thats cheaper than my company sold it for. That would be closer to a small 1 car garage. To be fair. We did charge a little more than the competitors, but offered the best warranty and had a wider range of options.

Ive seen diy types do a shitty job and a professional looking job. It can be done. If you do it yourself, It will be cheaper than paying someone, but probably more than you estimate.

What kind of climate do you live in?

Yeah, we spent more than that just for the product (for a deck).

I live in Southern California.

I have linked to the people I have been talking to. If anyone is semi-local and has input on installers I would appreciate it also.

Thanks for the tips. This is a big expense. I would like to get it as close to right as possible.

Three of the four are going to grind the floor and then prime.

I used the Rustoleum 2-part water epoxy from Lowes (Home Depot carries it as well). It’s inexpensive, but not worth it in the long run. The side I park my truck has worn through after 3.5 years. The rest of the garage floor is fine and still looks good.

Next time I’ll go whole hog and pay to have it done.

Just got a bunch of work done to our garage and was going to go this route (we don’t use it to park our cars). How much prep did it need?

My house was brand spankin’ new, I waited until the builder did the final steam clean of all concrete.

I just had this done 2 weeks ago. www.garageexperts.com

Grinded floor. repaired cracks. primer + flake + poly clear - about 500sq feet - $2,100.

I love it. So glad I did not attempt this on my own. And surprisingly, it dried fast and any smell went away after a few days.
