Buying a (semi) basement condo

Why should or shouldn’t I? Pros: good location, nice layout, $40,000 less than comparable 1st, 2nd, or 3rd floor condos in same basic areas. Good sunlight, concrete floors so no risk of bothering anyone with the trainer or treadmill…

Cons? semi-Basement. Should that be a con? Any experiences? Thoughts? Random ST opinions?

Possible crime…easier to break in since it’s more easily accesible than a 3rd floor unit for instance.

I personally like them. They stay cooler in the summer. Though don’t get one COMPLETELY under ground…that’s just creepy. I think you’d be required to get into kiddie porn if you live underground :wink:

I have a walk out basement apartment and it’s great. Once you get used to windows on one side it’s fine.

Dampness could be a factor in any basement accomodation. Check it out first.

Never heard of such a condo. Where are you located?

Relocating to Montreal - there are alot of them. Downside is that they take over the basement, so indoor parking space is limited… just made me think of asking whether the garages butt up against the back wall! lol

What about having to listen to the people above you walk around, flush tiolets, “do it”, etc? I don’t think I’d like that.

I remember when the girl who used to live above me got a new boyfriend, and they went to do “do it.” The bed started wailing and banging and he was hitting it like there was no tomorrow. I looked at my watch and said, he can’t hold that pace for more than 40 seconds. At 30 he started slowing way down. At 45 I wondered if he was going to be able to finish. It only went on for 2 minutes or so. Poor girl!

Good condos, like where I live now, are fairly sound proof. You will hear some noises, but in a good place, not a lot. I would go hang out there one evening and see what everything sounds like before putting in a contract. If you have a neighbor with a loud sub woofer and a love of rap, it is better to find out sooner rather than later.

Its 40k cheaper for a reason!!

Is there really ‘good sunlight’ or are you trying to convince yourself that to pinch some pennies?

I spent a year in a basement flat & it was the most depressing thing ever. It also had plenty of sun - for the 1 hour a day that the agent did viewings… Anything that touched the ground developed mould & the wife almost died from asthma

Cons: mould, damp, and urban “wildlife”. Those three sum up the cons. Had a live rat swim up from the sewers into the toilet bowl when I lived in a semi-basement in DC. Also, much louder than a higher floor if your street is busy at all. Depending on window layout and proximity to street, people from the street are eyelevel and that gets creepy.

I have one. Yes, lack of sunlight is a con but since I spend much of my time outside, it doesn’t bother me too much and its great for sleeping. Mine is brick so its well insulated for both cold and hot so my utilities are very low. Only main downside is when you’re ready to re-sell, it will deter a lot of people so your appreciation will not be as great as the units above you.
