Update on house sale

Just got back from closing on the sale of this house. What worked was being lucky enough to find a buyer for whom the house was what they wanted. Not price, not wall color, not new garage doors. Nothing is selling around here. To further compound our luck, this buyer needed to sell his 2 bdrm house in a nearby town before he could buy ours, and his was on the market about a year! We were just going to sign a lease deal with this buyer to mitigate the closing costs when he got a buyer who wanted a quick closing (they were renters, so the contingency chain ended there).

One other bit of luck: we had an interest-only home equity loan on our new house, to be paid back when we sold the old house, that was bigger than our mortgage on the new house. For some reason, the lender forgot to book the loan until we asked why we hadn’t gotten a statement for two months. So, we got free use of the not-insubstantial money for nearly three months (maybe over $5,000 less in payments?). Cash would’ve been pretty tight otherwise!

Words cannot describe our relief. Thanks go out to sometime STer and my attorney Halfacre for putting up with my incessant “any word on the closing?” calls and still letting me have the Sandy Hookers Triathlon Club discount

Instead of the TV, I got a De Soto T1 and an LG Rocket helmet. TV will follow…

Ken,

Great news. First things first, don’t forget to dig up the St. Joseph in the backyard! Next, it seems from prior conversations that the above listed items were the two main hold-ups about sustaining your kids’ happiness by getting them a pet bird. Please let us know what kind you get.

Seriously though, congratulations. I can only imagine how stressful it has been to have that hanging over your head.

Did you bury a St. Joseph in your backyard? Please tell me this isn’t true. First you get married in a church and now you put a statue of a saint in your yard so you can more easily sell your house?

Of course not. He’s just bustin’ me.

And it wasn’t a church. My wife’s name is Christine, of all things.

My house was on the market for 5 weeks, no offers then I buried SJ and had an offer less than 24 hours later. I went to church 2 weeks in a row (St. Joe’s parish of course) just to say thanks

Congrats Ken on getting your deals closed. I wsa a ball-o-stress trying to buy/sell at the same time.

You and Ken both suck!!

St. Joseph will hopefully direct his attention to our house now that you have sold yours. We are going on 14 months on the market. :frowning:

I’ve been on the market since March or April. I’m not buying anyplace until this is sold…

Just curious, where is your location?
