Selling a house at a loss

Can you add some roommates to the mix to bring in some extra money? Yeah, it’s a pain in the but but it might help offset the cost of the repairs…

It is a one bedroom loft. We couldn’t even have guests :slight_smile:

Out of curiosity, what kind of repairs are needed that would cost 30-grand on a 1BR loft house?

New carpets and paint, damaged so cannot be used.
Water damage in the main bathroom. Will need retiling and some drywall.
New countertop in the kitchen, the one we have is falling apart
Landscaping - as in there is none at all today and everything is overgrown
Fix septic system access thing
Finish downstairs bathroom
Clean roof and gutters
Removal of trash from property
Should replace deck as some boards are rotten.

Sounds like a couple of weekends, a few good friends, alot of beer and pizza… have you gotten actual quotes for all of this? With the exception of the ‘septic system access thing’ - which, frankly I have no idea what it is - you’ve not come close to $25-$30k of work…

I agree, that doesn not sound like $25k to me.

The new carpets and paint I’ll get done right after I move out and the house goes on the market. My house has cathedral ceilings all through it so a pro would need to come in for the paint. I might be able to Pergo but carpeting might be cheaper.
Can probably do all the retiling and drywall fixes in the upstairs bathroom myself
The downstairs one needs a pro as there are no fixtures at all in there.
Septic system thing is adding an access point at ground level so they don’t have to dig to get at it. Need a pro for that.
Deck is probably doable with friends but asking a lot.
Landscaping is a ton of work so bringing in someone to do a bulk of it makes sense. I can do finishing touches.
Cleaning roof and gutters, the roof is a very steep pitch and I’m terrified of heights. Need someone to rope up and do it.
Can probably do the countertop in the kitchen

It is a huge amount of work to take on and my ass of an soon to be ex is trying to walk away without doing any of it. I’d rather he paid to get it all done.

If you are underwater you are just throwing good money after bad. I would pick up the trash and that’s about it. You’re in Carnation right? FWIW, the market is not that bad on the eastside but I have no idea about the Carnation area. I just sold a house in Redmond and there was not much competition and it sold fairly quickly.

A lot of this sounds cosmetic and not major reconstruction. All you need is a new boyfriend with a pickup truck, ladder and set of tools:-)

Riding around there last week, I was really surprised at all of the FOR SALE signs we saw. Like tons of them (all on the east side).

We had a valuation done 2 years ago when we refinanced. It came in at pretty much exactly what we owe. With the housing market I’m sure its value has dropped. I’m also concerned with the work that needs to be done it will drop it as well so we’ll be underwater.

Yes on the cosmetics, NO on the boyfriend. I will be happily single for quite some time.

I am on a small lake which makes my property more appealing. If I can get it on the market in the spring it will show really well over the summer.

its fairly dependant on which pockets you are looking. Our house was in a very Microsoft-centric neighborhood and actually within reasonable walking distance to their campus. When we put our house on the market it was literally the only house for miles in its class, by that I mean there weren’t others that were priced close to it that were in as good of condition but the farther east you go I do believe there are more houses for sale.

I checked Windermere last night and there are 3 houses in my neighborhood for sale but none of them are on the lake. They are bigger than mine though and they are less that I’d want the asking price to be. I think I’ll be taking it in the ass on this one. Just trying to minimize the damage.

If you plan on being in the house for a year find a nice boyfriend that is a carpenter and have him move in for free as long as he fixes things up.
