Move Out Cleaning - What Should I Expect to Pay?

I could understand if they we going to rent it out to new tenants but they are not renewing the lease because they want to sell the house. There is already an MLS and will be listing at $930,000. We cannot afford that price point and will be moving out. The fridge and range are both brand new. Less than six months old. The washer and dry are ours. As I mentioned earlier I have a substantial number of photos from before move in that I took that prove the house is in better shape now that before move in. Our new property manager has only been our property manager for a month so I do not have a good feel for him but the previous one said that we are the best tenants she has seen.

No more than what you expect to get back on the deposit.

“The one issue is that I have to provide an invoice/receipt for the cleaning to the property manager during the move out inspection that proves the home was professionally cleaned”

No, you don’t.

Says here that I do. Probably shouldn’t have agreed to that “professionally” qualifier. But I’m young and didn’t think I’d be spending an arm and a leg to have someone come out for 2 hours (the quoted timeline).

As well as confirmation from the property manager too. “As long as we receive a receipt for cleaning.
If the unit needs more cleaning, we would have to reach back out to the cleaning company to reclean.”

The law says that you need to return the premises in the same condition as when you moved in, less normal wear and tear. Period.

That clause in your lease requiring professional cleaning with an invoice is not enforceable.

That’s a bargain. We had the same issue when we moved out of our apartment in Switzerland, same size as yours. Think it cost the equivalent of $1200, but that’s Swiss prices for you!!

That sounds ridiculous. Even in a high rent city/town, that’s charging over $100/hour for a person to spend 8 hours in the home. We’ve never paid more than $350 for a move out clean and that included tip.

so they’d call the company that didn’t do well enough the first time? dumb
