Not sure I want to trust the wall neighbor on what they have or have not done. I like my wall neighbor, but her mother owns the unit. The other two owners, I know do good upkeep.
If I were you I would shop termite companies. Terminix is a national company with a strong balance sheet and see if they cover Formosan termites. Believe me you do not want Formosan termites. The damage they can cause is like in the cartoons. See if they offer a bond that covers damage caused by Formosan termites. You should google how prevalent termites are in the area you live and I imagine you will be enlightened. Unfortunately, we learned the hard way by an inept and unscrupulous termite company we inherited when we purchased the house.
Terminix is the company I fired because they are worthless here.
