I’d like to be within walking distance to race activities, etc.,
Likewise any suggestions where NOT to stay?

Well, the resort it probably the best place if you want to be within walking distance. It is a few hundred feet from the swim start and one block off the main drag. It’s expensive, though, and may be booked up already.
I stayed at the Best Western out by the freeway in 2004. It’s a sister hotel to the resort. It’s fine, nothing special though. There is a shuttle that takes you downtown, but sometimes you have to wait a while.
Next year I am staying at a condo outside of town - decided that this time I want more vacation out of it than I got the last time around. It’s a 15 minute drive, but I am OK with that.
We have rented a house every year. Ours is less than 1 mile from the race and only 1 block off the run course. There weren’t many people renting out houses in town the first year, but now the townies seem to have caught on. We talked to a realtor this year who said she rented out 25 houses. If you check out some real estate offices in CDA, I’m sure you could find something. I really like having a kitchen and room to relax. It’s also a lot cheaper than a week in a hotel.

Thanks. Do you feel I need a rental car or is everything close enough to get around for 4-5 days on foot/bus?
Transition at CdA is quite a distance from most accommodation other than the resort and a small handful of modest downtown motels. Mostly too far to enjoy walking with any frequency (> 20 minutes), and even then the walk is generally not particularly pleasant. I recommend a car rental, also because it opens up access to some of the very attractive areas in the vicinity.
I had a car - mostly used it to get from the hotel to down town. If I were at the resort I wouldn’t have bothered.
