Any of ya'll do part time real estate?

My agent presented me with an opportunity to work for her part time. As in be an agent has a hobby. Long story but it has to do with the way her company pays out and the numbers she can have working for her.

The investment is pretty cheap. About $600 or so for my license and no other fees if I don’t sell I don’t pay anything. No down side as I can see it.

I do not want to leave my current company but was thinking of doing this more of a one on one kind of deal working with only one or two clients at a time. Sort of customized for each client. I am not looking to get rich but if I could sell four a year I would be making $40k or so.

The market in Austin is still fair and I wouldn’t be making a career change really.

I actually and comtemplating a part-time real estate thing myself…I just don’t know if I want to deal with the constant barrage of phone calls interupting me all the time.

With the deal that was presented to me I think that I would be able to limit that some what. Especially since I am going to stay with my current employeer. I would think that taking one or two clients at a time shouldn’t be too bad.

The only part I would be careful with is professional liability. It sounds like this person may be attempting to set you up as some type of independant contractor. You would want to be clear on who has professional liability for the transactions - are you under their umbrella or are you responsible for your own transactions. If you are unsure, you may want to look into your own policy. Other than that, not too much downside other than working weekends and being on call a lot.

Ohhh…do it!!! Eventually, I want a house (next 12-16 mo). You can be my agent!

Realistically it blends right into my work in construction and real estate development.

Some part time agents can do very well - there is money on the table. However most agents fail.
