I always look at the scenario of what’s fair and what if I was a renter, or what if they were a homeowner. In either situation I think the person with the dead fridge is out the food. Oh well.

If your replacing it with a POS used fridge, maybe they have a gripe. New fridge, they can suck it up. Stuff happens.

Explain to them what I said and simply say, they have to pay the rent. If they hold back any money, tell the realtor to tell them they can move out and you will end their lease. Further, you will hold back unpaid rent from the security deposit. Let her handle this, that’s what you pay ther for. Keep it black and white and don’t overcomplicate it.

Then, go back to your steak and wine. Btw, are you gonna buy that new Mercedes Benz AMG? You must be rich, your a landlord. Lol
